What does the page template warning mean – it is a bit unclear?

When I edit pages or posts I often get the following warning

WARNING! If you select Page Template, Upfront Layout for this page will be deleted permanently!

I am not sure what exactly this means – could you clarify?

    Welcome to the WPMU Dev community and thank you for your question.

    In Upfront themes you can create page layouts two ways either using Upfront editor or by developing code in the theme template files.

    If you create it by developing code in the theme template files then you can select this in Page Template option but you might have already partially or completed created design for the current page using Upfront editor in that case the Page Template layout will overwrite the layout designed using Upfront Editor.

    If you have not created the layout using Upfront Editor then you can just ignore this warning message as it doesn’t apply for you in that case.

    When creating or editing a page the standard wordpress way you have the option to change the display of the page if the theme supports it. This option is on the right of the text area. Often you can have it display full width without side panels or the default way the theme displays. If these settings are amended then Upfront will lose all it’s layout settings for that page.
